7. General building construction
Should the building specification in some parts contradict the prospectus plans, the building description applies. It is expressly pointed out that the roof slopes between the rising wall and the roof slope can result in plaster cracks which can not be avoided due to the material. These do not entitle to regress claims. Silicone joints are maintenance joints and are not subject to warranty.
Deviations from the description of construction and services
EG & Unity GmbH reserves the right to make changes in the scope of this construction and service description insofar as these changes do not constitute a significant impairment. Changes by regulations and requirements of the authorities, due to static as well as technical requirements or by further development, are always reserved.
Processing and other explanations
In principle “Made in Germany” applies, all work on and in the house is carried out by reliable and prudent craftsmen.
Entering the construction site only takes place at the own risk until the handover of the property. In the case of any damage neither EG & Unity GmbH nor the construction companies or persons involved are liable for claims.
Material and color design
The entire material and color concept outside and within the building shall be carried out exclusively by EG & Unity GmbH in agreement with the responsible authorities and the architect.
For the purchased apartment the client is free to specify the execution or equipment within the scope of the possibilities presented in this construction and service description. This right of selection by the client, which is paid with the purchase price, is limited exclusively to the sample collections presented by EG & Unity GmbH.
All material and color specifications for the individual apartment chosen by the client but not covered by this construction and service description are special requests which must be additionally remunerated.
Furnishings
The furnishings or plants listed in the building and sales documents are furnishing proposals. These are only used for the verification of the positioning possibilities.
Construction work
Any plans or alterations to the building plans for architectural, constructive, sales or other compelling reasons or because of regulations by building or governmental authorities as well as because of changes in the height data are always reserved.
Advertising
EG & Unity GmbH is entitled to use the construction site or the completed residential complex during the construction period and during the time of the follow-up, to set up construction and advertising signs and to carry out inspections until the apartments have been handed over. EG & Unity GmbH may also set up a sample apartment in the building and use it after completion in the period of follow-up.
Moving in
Moving into te apartment is possible from the day of handover and payment of the penultimate rate.The apartments are surrendered clean-swept.
